Choosing a builder in Santa Fe

Building here is not like building elsewhere. Sites are steep, rocky, and remote; historic districts carry design review; and the finishes that define the region — hand-applied plaster, adobe, exposed vigas, deep-set windows — depend entirely on the crews who execute them. A few things worth weighing when you interview:

• Bring the builder in early A builder engaged during design development can price the drawings as they evolve, which is far less painful than redesigning after a bid comes back high.
• Ask who is actually on site The superintendent running your job matters more than the name on the truck. Ask how many projects that person will be carrying at once.
• Look for work in your idiom A firm that excels at Pueblo Revival plaster detailing is not automatically the right one for a steel-and-glass house, and the reverse holds too.
• Understand the contract type Cost-plus with a guaranteed maximum, fixed price, and open-book construction management all distribute risk differently. Know which one you are signing.
• Check the site experience Rock excavation, water catchment, septic, and long utility runs are ordinary here and expensive to discover late.
• Talk to a client mid-build Ask for a reference on a project still under construction, not only finished ones. How a builder handles a problem in month seven tells you more than a finished photograph.
